Who It's For
Built for Everyone With a Stake in a Property
Deediqa is designed as shared infrastructure for the entire real estate ecosystem — not a tool for one participant type. Every role in a property's life has a place in the platform.
One Platform. Every Participant.
Property transactions and ownership involve many different participants — homeowners, professionals, lenders, title companies, attorneys, and public agencies — each working with different information, in different systems, at different times.
Deediqa is being designed to give each participant access to the information relevant to their role, while maintaining the controls, permissions, and accountability that institutional and legal contexts require.
01
Homeowners
Your property. Your record.
For most people, a home is their most significant asset — yet the information about it is scattered across documents, institutions, and memory. Without a connected record, homeowners often struggle to demonstrate what they know about their own property. Deediqa is designed to give homeowners a place to organize, contribute, and understand their property's record.
Submitting a property record does not establish legal ownership. Deediqa is not a title registry or legal ownership authority.
Intended capabilities
- Submit or claim a property record using identifying information such as an address or parcel identifier
- Contribute relevant documentation — improvements, permits, utility records, and other property-related information
- Review what information is on file and understand its source and status
- Manage permitted visibility and access, subject to platform rules and applicable permissions
- Understand how your property's history is being preserved over time
02
Real Estate Professionals
Less time gathering. More time advising.
Real estate professionals spend significant time chasing property information across fragmented sources — often assembling the same records repeatedly for different transactions. Deediqa is designed to reduce that friction by organizing relevant information around a single property record that authorized participants can contribute to and review.
Access to property records is governed by roles and permissions. Professionals do not automatically receive access to every record.
Intended capabilities
- Review organized property information, documentation, and verification activity relevant to a transaction
- Contribute relevant transaction documentation to the property record
- Coordinate with other authorized participants — lenders, title companies, attorneys — around shared property information
- Access property history relevant to a listing, sale, or other transaction
- Work with information that distinguishes what has been submitted, reviewed, and verified
03
Lenders
Supporting evidence. Clearer underwriting context.
Lending decisions depend on well-supported property information — yet that information is often assembled from multiple disconnected sources under time pressure. Deediqa is designed to give lenders access to organized supporting records and verification activity that can inform underwriting and due-diligence workflows, with clear distinctions between what has been submitted, reviewed, and left unresolved.
Deediqa does not independently guarantee document authenticity, legal ownership, or the accuracy of every submission. Lenders retain their own professional responsibilities.
Intended capabilities
- Review supporting documentation and verification activity relevant to underwriting and loan origination
- Access information that distinguishes submitted, verified, disputed, and unresolved records
- Contribute appropriate verification activity within areas of professional responsibility
- Participate in evidence-supported due-diligence workflows alongside other authorized participants
- Review property history relevant to collateral assessment and risk review
04
Title Companies
Organized history. Visible conflicts.
Title review requires tracing a property's ownership history, identifying encumbrances, and evaluating supporting documentation — often from sources that are incomplete or inconsistent. Deediqa is designed to organize that information in one place, with clear distinctions between what has been submitted, reviewed, and verified, and with unresolved conflicts surfaced rather than obscured.
Deediqa complements title examination processes — it does not replace them, issue title insurance, or serve as a legally conclusive ownership record.
Intended capabilities
- Review organized ownership assertions, title-related documentation, liens, and encumbrances
- Access verification activity and supporting evidence contributed by other authorized participants
- Contribute appropriate verification outcomes within areas of professional responsibility
- Review property history relevant to title examination and chain-of-title analysis
- Identify unresolved conflicts or disputed information that may require further review
05
Attorneys
Traceable history. Reviewable activity.
Legal proceedings, dispute resolution, and ownership review often require reconstructing a property's history from fragmented sources — a process that can be time-consuming and incomplete. Deediqa is designed to preserve a traceable record that attorneys can review within their professional responsibilities, with historical activity and corrections preserved rather than erased.
Deediqa does not provide legal advice, determine legal title, or serve as a substitute for independent legal review.
Intended capabilities
- Review relevant documentation, verification activity, and historical records associated with a property
- Contribute information and documentation within areas of professional responsibility
- Support legal review, dispute-related workflows, and ownership analysis using organized property history
- Access records that distinguish submitted, verified, disputed, and unresolved information
- Review corrections and changes with historical accountability preserved
06
Government & Public Agencies
Organized records. Authorized participation.
County recorders, land registries, assessors, municipal agencies, and other public authorities play a central role in property administration — yet the information they work with is often fragmented across private transactions, institutional records, and public filings. Deediqa is designed to support authorized public-sector participation through organized property information, relevant documentation, evidence attribution, and historical continuity.
Government agencies retain their existing statutory authority. Deediqa does not replace official registries, government records, or public land administration systems. No government agency has endorsed, integrated with, or adopted Deediqa.
Intended capabilities
- Review organized property information and supporting documentation relevant to public administration responsibilities
- Access evidence attribution and verification activity contributed by other authorized participants
- Contribute appropriate information and records within areas of statutory authority and responsibility
- Review property history and historical continuity relevant to assessment, recording, and administration
- Participate in evidence-supported workflows alongside other authorized participants, subject to applicable permissions
An Expanding Property Ecosystem
A property's history extends well beyond buying, selling, financing, and legal transactions. Improvements, assessments, utility connections, surveys, and ongoing management all contribute to a property's evolving record. Deediqa is being designed with an extensible architecture that can accommodate additional participant categories as the platform develops.
Utility Providers
Service connection history and infrastructure records
Surveyors & Appraisers
Boundary determinations, valuations, and assessment records
Contractors & Construction Professionals
Improvement documentation, permits, and construction history
Architects & Engineers
Design documentation, structural records, and technical specifications
Insurance Providers
Coverage history and risk-relevant property information
Property Managers
Occupancy, maintenance, and operational records
Other Authorized Service Providers
Additional institutions and professionals with relevant property responsibilities
These represent potential participant categories within Deediqa's intended architecture — not currently available integrations or confirmed partnerships. Each participant type would contribute or review information appropriate to its responsibilities, subject to verification, authorization, and permission controls.
Designed for Institutional Confidence
Deediqa is being built with the requirements of institutional and public-sector participants in mind. Controlled participation, identifiable sources, reviewable activity, visible conflicts, and preserved history are not optional features — they are foundational to how the platform is designed.
Role-based permissions — each participant accesses and contributes only what is appropriate to their role, responsibilities, and authorization level
Clear attribution — every submission and verification outcome is identifiable by source, so participants can evaluate the basis for what they are reviewing
Accountability by design — corrections and changes preserve historical activity rather than silently overwriting it, maintaining a reviewable record of what changed and when
Complements existing workflows — designed to work alongside professional and institutional processes, not replace statutory authority, professional responsibility, or independent review
